The foundation, interior walls, exterior walls, floors, stairways, and roof details are all shown in sections or cutaways in large-scale views. Extensive cross-sections could display significant variations in the heights of the floor, ceiling, or roof, as well as the arrangement of levels. ROOF FRAMING PLANS — Please read
Roof framing plans are included in some plans, but many do not due to the wide range of local requirements. To create a plan to build your roof, if you purchase a plan without a roof framing plan, you will need an engineer who is knowledgeable about the building codes in your area. We advise having a local engineer examine your plan, even if it includes a roof framing plan, to ensure that it complies with local codes.

WHAT IS NOT INCLUDED IN YOUR PLAN — ARCHITECTURAL AND ENGINEERING SEALS
Some cities and states now require a licensed architect or engineer to review and “seal” or officially approve blueprints before construction. Before applying for a building permit or beginning actual construction, we strongly recommend that you consult your local building official who can tell you whether such review is required.

Every house plan includes a display of the total heated square footage. Garages and outdoor living areas are not included in this calculation, nor is finished or partially finished space. Under “plan details” for each individual plan, you can view a breakdown of the square footage of non-heated areas.

Each plan is priced separately by our architects and designers. We will match any lower price you find elsewhere and give you an extra 10% off the matched price. Only planned purchases made within ten business days of the date of your initial order are eligible for price matching.

The original designer of the scheme has retained his copyright. You are the only person who can use and resell the plan for which you have a license. It cannot be used by anyone else or resold.
